Tern Key Realty & Rentals LLC is an agent of the rental unit owner. We reserve the right to refuse service to anyone. We will not be responsible for accidents or injury to guests or for loss of any kind no matter how caused. Rates, descriptions and availability are subject to change without notice. All of our rental units are privately owned and could currently be listed For Sale and may need to be shown during your stay. Every effort will be made to contact you at the condo number prior to anyone showing the unit.
For cottages, guest agrees that Cottages On The Green ("COG") as owner and Tern Key Realty & Rentals, LLC as property manager of the individual unit rented shall not be held liable for any damages or injury to guest or to any other person or property occurring on the premises and guest agrees to hold agent and owner harmless for any claims for damage, no matter how caused.
Tern Key Realty & Rentals, LLC reserves the right to move a reservation to a different comparable unit should the original unit reserved becomes unavailable. In the event this should happen we will notify you of any changes as soon as possible.
A Prepaid Rental payment of $225.00 to $600.00 is required when making a reservation. Payment can be made with Visa, MasterCard, and Discover. Guests will be responsible for any damages over and above normal wear and tear. If excessive cleaning is required after your stay, you will be billed accordingly. You will receive a confirmation letter after we receive your prepaid rent by mail, email or fax, or confirm your reservation with your credit card charge. We accept most Credit Cards, Certified Checks, Travelers Checks or Postal Money Orders for payment at check in. **All reservations must be confirmed with a prepayment charged to your credit card.
If you must cancel your reservation, advance notice must be given in order to receive a refund of your prepaid rent less a $50 cancellation fee. Thirty days for daily or weekly condominium or cottage rentals (weekly rental rates are based on a six day stay with the 7th day free). Sixty days for all monthly rentals. If you fail to give the required notice you will forfeit your prepaid rent. NO REFUNDS FOR EARLY DEPARTURE OR NOT BEING SATISFIED WITH YOUR RENTAL UNIT.
You must check in at Tern Key Realty & Rental office. Check in is after 3:00p.m. on your scheduled arrival date. All balances are due at check in via Visa, MasterCard, Discover, Check or Cash. If you plan to be a late arrival you must contact our office to make arrangements to pick up your key package. You must come in by 12 noon to pay the balance the following business day. If you happen to come in on a Sat. or Sun. and our office is closed, you will be expected to return by 12 noon on Monday to pay. If you fail to come in by 12 noon as instructed above we will then charge your credit card the balance due as agreed upon when making your reservation. For late arrivals in our Cottage on the Green accommodations in 2012, you will pick up keys to your cottage at the Cottage office located at 1 Doug Ford Dr. Perdido Key, FL 32507. Your keys and directions to your unit can be found in the drop box next to the office door. It is your responsibility to notify Tern Key Realty & Rentals LLC of your late arrival.
Checkout time for condominium and house rentals is 10a.m. Check out time for accommodations at COG is 11a.m. Please return all keys to Tern Key Realty & Rentals office. There will be a $25.00 charge for each key not returned and will be billed to your credit card. All trash must be removed from the unit and placed in the proper facility. For COG accommodations, trash containers are located outside in front of the cottage. Individual container pickup for cottages is scheduled every other day excluding Sunday. Load and start dishwasher. USE DETERGENT FOR DISHWASHERS ONLY.
There will be no refunds for early departure. Weather is not a factor for refunds. Refunds will be given only if there is an evacuation of the Island in the event of a Hurricane by the local Government Authorities.
The unit is limited to the actual sleeping capacity shown.
Our mattresses are not waterproof. It is your responsibility to protect the bedding. If upon your departure, we find a mattress soaked with urine or other liquids, the mattress will be replaced and your credit card will be charged for the replacement.
None of our rental properties allow smoking inside the unit. Smoking is allowed outside of unit and cigarettes must be disposed of in proper containers. Please shut all doors to inside when going out to smoke to prevent smell and smoke in the unit. SMOKING IN UNITS WILL RESULT IN FORFEITURE OF RENT AND EVICTION, OR ADDITIONAL CHARGES TO YOUR CREDIT CARD FOR CLEANING.
Most of our units do not allow pets. We have a few units that are pet friendly. You can ask about availability when making a reservation. COG does not allow pets of any kind on the premises. For those properties that do not allow pets; if evidence of a pet is found eviction and a forfeiture of rent or extra cost of cleaning will occur.
A service charge of $35.00 will be charged if you lose your key or become locked out of your unit, resulting in a service call to get you in the unit. This fee will be due at time of service.
Condominiums: All 1 bedroom units allow 1 car only. Two bedrooms or more generally allow 2 cars per unit. Ask when making a reservation. No boats, trailers, wave runners or motor homes are allowed to park at most condominium properties. Please remember all parking rules are strictly enforced. You must arrange parking for any recreational vehicles on your own. Tern Key Realty & Rentals LLC will not be responsible for any towing costs you may incur. **Parking limitation does not apply to parking at Cottages on the Green**
Tern Key Realty & Rentals LLC furnishes all linens and towels for daily and weekly rentals. It is recommended you bring extra towels for the beach and swimming. You will be charged for all linens and towels removed from the unit. Tern Key Realty & Rentals LLC does not provide daily linen exchange or replenish paper products for condominium properties. We suggest you bring paper towels, toilet paper, dishwashing liquid, dishwasher detergent, as well as bath soap. TKRR does provide daily linen exchange for COG guests upon request. This service is available for a charge of $15/day used. Any shortages or linens damaged beyond normal wear and tear will be billed to guest.
Telephones are restricted to local calls only. Long distance calls must be made with a phone card or by calling collect.
Grilling on decks and balconies is prohibited by the Fire Marshall of Perdido Key and Pensacola Beach. Some of our properties provided grills in designated area. We ask that you please keep common areas clean so others can enjoy.
We make every effort to see that each unit is in proper working condition. Please notify our office immediately to report any malfunctions. No refunds or adjustments are given. However, we will make every effort to correct the problem. Agents, authorized employees, or repairmen may enter premises during regular business hours for any purpose with the repair, improvement, care and management of the premises. We cannot guarantee availability of amenities, including hot tubs, pools, elevators etc.
Please follow all rules outlined by Tern Key Realty & Rentals LLC and the Condominium Association. Guest shall take steps to see that they and occupants adhere to the policies applicable to said premises. Failure to adhere to rules and regulations may result in termination of agreement and immediate eviction of guest.
Your rental acceptance constitutes acceptance of all terms and conditions of Tern Key Realty & Rentals, LLC and Condo Association Rules and Regulations. The same are hereby made a part of the rental agreement.
